Kruununhaka
Inside Helsinki’s Most Unique Penthouse
Historic building

At the top of a 1906 landmark in Helsinki, just steps from the sea, four brand-new penthouse apartments are bringing something fresh to the city center, without losing the soul of the original architecture. The project crowns a 1906 Jugendstil building in Helsinki’s Kruununhaka district — a historic part of the city, close to the sea, where you don’t often see new apartments coming to market. Instead of starting from scratch somewhere else, the developer identified potential right here: by securing the rooftop development rights and turning unused attic space into four brand-new penthouse homes. A smart move that brings new life to a building that’s been part of Helsinki for over a century.
They didn’t just renovate the building — they bought the rooftop development rights from the existing housing cooperative and built upwards with precision. What used to be unused attic space is now four premium homes in one of the city’s most desirable neighborhoods in a city where finding new building plots is almost impossible. Such a clever use of space from a team who knew how to handle both the architecture and the local regulations.
Creating value from unused space like this shows exactly how historic buildings can be part of the future of urban living.
Nordic elegance

The interiors showcase premium materials and timeless Nordic elegance during the marketing campaign, captured across five carefully crafted CGIs that highlight each home’s essential spaces on the website and in promotions. We conveyed the desired atmosphere through warm tones, natural materials, and soft daylight, creating serene interior environments. The dome room stands as a particular highlight, featuring an elegant textured wall that exemplifies how the building’s historic character seamlessly integrates with contemporary design. These projects represent what we’re passionate about—where architecture, heritage, and thoughtful design converge.
Inside the penthouse

A unique dome window offers a rare architectural highlight—you won’t find many like this in Helsinki. Soaring ceilings and angled windows bring in beautiful natural light from every direction. And yes—there’s a private sauna in (almost) every apartment. Because it’s Finland.
The next big opportunities? They’re already in motion before the listings even appear. Rooftop developments—just like Berlin’s courtyards or Paris’ hidden facades—are becoming the next chapter in Helsinki’s premium residential scene. This is a perfect example: four unique homes, one architectural gem of a dome window, and smart use of every square meter. In a city where space is limited, building upwards isn’t just smart—it’s essential.
